Building Community: RADC Offers Beautiful New Spec Homes at Cost

Built by Binger Homes & Remodeling, this striking property at 5th Street West represents a group effort to answer the housing shortage in Redfield; a challenge shared by many rural communities across the country.

“A while back, our organization saw a need for turn key homes in the Redfield Community,” said Redfield Area Development Corp. executive director Gia Schieffer. “Typically our homes sell as soon as they are completed, sometimes even before construction is done. We do not make a profit on these homes because we sell them at cost.”

The spec home is located in RADC’s 1st Addition development, which is designed to accommodate six lots.

“Our organization also cleaned up the area and platted out the lots to sell,” explained Schieffer. 

Build a Home, Build a Community

By offering spec homes at cost, RADC can kill two birds with one stone.

First by chipping away at the lack of private housing inventory in Redfield. Then, by eliminating the potential for construction delays or unexpected cost overruns, which are two of the most common migraines experienced by individuals who opt to build their home vs. purchasing an existing structure.

Another benefit? The spec homes help close the “missing middle” housing gap that can make workforce attraction a challenge. A business in Redfield may very well have job openings for folks seeking employment or a new career opportunity, but hiring can be a struggle when suitable housing isn’t readily available.

And by adding to the municipality’s property tax revenue, it creates additional income to fund infrastructure, schools, and public services. 

Solving the Housing Gap in Redfield

RADC also manages the Prairie Winds Development, a new 42 lot housing development south of Redfield Lake, a project spearheaded in partnership with the City of Redfield. 

“We have built a majority of our spec homes on our lots at Prairie Winds, but we also sell the lots for community members to build on,” Schieffer added. “In the last few years we have had a developer come in and build seven twin homes at Prairie Winds which filled a need in the community for zero entry rental properties.”

The RADC also put in restrictive covenants at Prairie Winds to encourage community standards and help maintain property values. Currently, only eight lots remain available for purchase.
